Four things to know

It describes an area, not a property

Almost every figure here covers a whole neighbourhood — typically 1,000 to 3,000 people — or the nearest point to a postcode, which itself covers about fifteen addresses. Two houses on the same street can differ in ways no area statistic will ever show. Nothing on this page is a statement about any particular home, its condition, or its value.

It is published data, not our opinion

We do not model, estimate, score or predict anything ourselves. Every figure is reproduced from an official government dataset, and each one names that dataset and the period the data describes. Official data is released in arrears, so the most recent figure available may be months or years old, and conditions on the ground may have changed since.

It is not a survey, a search, or advice

This is not a property survey or valuation, not a conveyancing or local authority search, not a flood risk assessment, and not financial, insurance, mortgage, legal or investment advice. It does not replace any of them, and it is not regulated as any of them.

Check the official source before you commit

Before you exchange contracts, sign a tenancy, or buy or decline insurance, take advice from a qualified professional and check the live official source — every figure links to the one it came from. Where safety is involved, go to the authoritative service directly: flood warnings, for example, are issued live by the Environment Agency and are not reproduced here.

Where to check the live position

Some official data is published only in arrears, and a figure that was accurate when it was collected can be out of date by the time you read it. Where the current position matters — and particularly where safety does — go to the service that publishes it live.

Accuracy, and our responsibility to you

We take reasonable care to reproduce each dataset faithfully and to say plainly where it came from and when it was collected. We are not the publisher of that data, and we do not warrant that it is accurate, complete or current at the moment you read it.

Because our reports describe areas rather than properties and reproduce data rather than interpret it, they are a starting point for your own enquiries and not a substitute for them. Please do not treat anything here as a professional opinion about a particular home, and do not rely on it alone when something significant turns on it.

Nothing on this page limits or excludes our liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot be limited or excluded under the law of England and Wales. Your statutory rights are not affected.

Not regulated advice

AreaChecker is not authorised or regulated by the Financial Conduct Authority. We do not give, and nothing on this site should be read as, advice on mortgages, insurance, investments or law, and we do not arrange any of those things for you. We are not a regulated property search provider, and our reports are not produced under the Search Code.

Tell us if something is wrong

If you believe a figure has been reproduced incorrectly, is attached to the wrong place, or is out of date, we want to know — tell us at corrections@areachecker.co.uk, with the postcode and the figure in question. We will check it against the publisher’s own release and correct or remove it if we have it wrong.
